Rebate Credit Cards

I am looking for the BEST credit card deal in America. Help me find it, and win a free copy of THE MILLIONAIRE NEXT DOOR! E-mail me with your best credit card deal. Can you beat these?

BEST CREDIT CARD: FLEET Platinum Cash Rebate Visa - Actually, if you charge more than $11,000 annually on this card, it's the best deal I have found. Pays up to 2% cash back. No annual fee, you can pay if off every month, and I don't know what the interest rate is because I don't ever carry a balance and you shouldn't either. Like Discover, this one has a tiered rebate system, but it breaks even with a 1% rebate when you hit $11,000. After that, you get a full 2% back, but you are limited to a total rebate of $500 annually, so don't charge any more than a total of about $30,500 annually, because you can't earn any more after that. Assuming you actually charge exactly $30,500 and get the maximum $500 rebate, your rebate percentage overall is 1.64%, which is the best I have found. By the way, this one is based solely on your charges for the calendar year, so don't start charging late in the year. For more information, call 800-394-0472 Ext. 201.

PRINCIPAL BANK - Visa Platinum Rewards Card: This actually works out better than FLEET if you charge less than about $12,000 annually. This card pays you a flat 1.25% cash back on all purchases from the very first dollar. No annual fee and NO LIMIT on rebate. To be approved, you must show annual household income of $36,000+, and have decent credit score. Rewards paid quarterly into a Principal bank account of any type - their savings account pays 3.75% interest with a minimum deposit of $250. Full VISA protections and free warranty extender program. Call 800-672-3343 for application. The only thing weird about this card is that there is a photo of Des Moines on the card. Does anybody know where Des Moines is? Does anybody really care?

CITGO Preferred VISA offers a flat 1% rebate against new purchases. This is not as emotionally satisfying as getting a check, but it's still real money, and you don't have to ever go to a Citgo station. Rebate limited to $40 per month, so don't charge over $4000 in any month. No annual fee. Full Visa protections. Call 800-462-4846 for info or to apply.

REI Visa from Bank of America offers flat 1% cash back on all purchases, but you have to be fairly patient to get it. No annual fee, no limit on rebate, full Visa protections. Rebate accumulates during each calendar year, then you get a "dividend voucher" in mid-February which is good for use only at REI stores. If you prefer (and I do!), you may convert your voucher to CASH in July at any REI store. For info on this card, call Bank of America at 888-948-2273. To apply for the card, call 888-275-7391.

Citibank DIVIDEND MasterCard, if you can get it!! You get 1% cash back; every time you accumulate $100 they send you a check. I just got one of these cards and I haven't received any money yet, but they keep up with your refund balance on each monthly statement. No fees. UPDATE JUNE 2000 - the DIVIDEND program is now available ONLY to existing CitiBank M/C cardholders. So the solution is to apply for ANY free Citibank MasterCard at 800-248-4226, get it in your hands, then call 800-950-5114 and ask for a CONVERSION to the DIVIDEND program.

STILL A PRETTY GOOD DEAL CARD: DISCOVER CARD - You get up to one percent cash back, but the rebate is tiered, meaning you get one fourth percent of the the first thousand you charge, then one half percent of the next thousand, then three fourths percent of the next thousand, then (finally) one percent of all charges after that. Also, not every place takes DISCOVER. Amazingly, the DISCOVER Card does not offer the same consumer protections that Visa does. Even so, this is a pretty good deal. Call 1-800-DISCOVER.

IF YOU FIND A BETTER CASH-BACK CARD, let me know and I will send you a reward of some sort!!!!

NOT-AS-GOOD CREDIT CARD DEAL: American Express Delta SkyMiles Card. If you are desperate enough to go on a trip that you will pass up 1% cash back, go ahead, but it's costing you money. Not universally accepted.

LANDLORD SURVIVAL TRAINING

with John Adams
Tuesday, February 28th

Being a landlord can be a rewarding experience. It can also be a difficult one if you don't have the knowledge and understanding of what the process requires.

Few schools offer degrees in property management, so most landlords learn "on-the-job" through acquired knowledge and on-the-job experience, essentially re-inventing the wheel. This is an expensive and depressing way to learn anything.

Whether you're a full-time landlord or just getting ready to purchase your first rental property, whether you are a licensed Georgia real estate professional or an accidental landlord, this seminar will help you improve your property's value, increase your cash flow and decrease your expenses, from attracting (and retaining) good tenants to maintaining your property to understanding your rights and obligations under the law.

PROPERTY TAX REDUCTION WORKSHOP
with John Adams
Tuesday, March 27th

One of the significant annual expenses faced by any Georgia property owner is ad valorem property tax. Depending on where you live, it can be as high as three percent of the property's fair market value, and it must be paid year after year after year.

As a result, efforts to minimize this expense are not only worthwhile, they are encouraged by Georgia law. The phrase "ad valorem" means that each property is taxed based only on its value, and no one is required to pay a penny more than the minimum the law demands.

At the Property Tax Reduction Workshop, real estate expert John Adams will review the system he has used for over thirty years to reduce valuations and assessments in Georgia counties and municipalities, saving himself literally hundreds of thousands of dollars over the years.

In this 3 hour information packed seminar, John will teach you how to:

1. Understand the legal process of Property Tax Assessment
2. Meet the newly uniform Tax Deadlines
3. File your own Property Tax Return with a realistic valuation
4. Document your PT-50R with facts to support your case
5. Proactively meet with your Appraiser to reach an agreement
6. Protest your Notice of Assessment in an Intelligent manner
7. Give the Assessor an Opportunity to Save Face
8. Appeal to your Board of Equalization, in person or by mail
9. Make Your Case to the BOE
10. Take Your Case to Superior Court if necessary

If you are not doing all these steps now, you are likely costing yourself hundreds or thousands of dollars a year. If you own just one house, you could easily save over a thousand dollars over the next three years. If you own properties valued collectively over a million dollars, you are literally throwing away your profits year after year.
